In central and Eastern Europe there are essentially 4 strategies to land investment. These are outlined below:

Land Investment - Options in Emerging Markets

  1. Consolidation - After the fall of Communism, people were each allocated multiples of small strips of land (typically 200m x 10m) as restitution for previous confiscation. This patchwork of strips, with a disparate set of owners, is a massive obstacle to the freeing up and purchase of large tracts of land for urban development and utilisation of FDI. Consequently, it is strongly in the strategic interest of Town Councils to help facilitate the rapid consolidation of strip ownership for development, using Private Sector funding.
  2. Development - Land development involves the sourcing and purchase of land which has already received full planning permission. Investors with purchased land need to decide whether to establish a service contract with a local construction partner to fully develop the land or to undertake a joint venture with them. Alternatively we can help investors to source land which is not for sale, but whose owner is looking for a development partner and a profit share agreement.
  3. Land Banking - This strategy is simple. It involves the purchase of land in markets where demand is expected to outweigh supply in the medium term. The land can be with or without planning permission and is simply held as an asset by the investor for a period of time. By sourcing land in the right markets, the investor will see significant capital growth and has further options to develop it at a later date.
  4. Planning Gain - This strategy involves the sourcing and purchase of land without planning permission. The key to success lies in the ability to secure local influencing partners to advise on the likelihood of securing planning permission pre purchase and then to actually manage the application process post purchase. We can help investors to secure pre-permission land investments and to source and manage a network of local partners, to deliver permission for development. Once permission has been obtained, the investor can decide to sell for a short term capital gain or bank it for future sale and source a development partner.
